Flooding & Service Updates
Following the major flooding incident at the Mahogany Beach Club on December 2, 2025, remediation and restoration work has continued steadily. We’re pleased to share that progress has now reached a significant milestone, allowing for the phased reopening of the building for community use.
The safety of our residents, staff, and facility users remains our top priority. All spaces are reopened only after they have been fully repaired, inspected, and approved for use. We appreciate the community’s continued patience and support as this work progresses.
Key Construction Updates
Phase 1 Reopening Now Complete
As of Monday, April 20, 2026, the first phase of the Mahogany Beach Club has reopened. Restoration will continue in phases over the coming weeks, with additional spaces reopening as work is completed and inspections are finalized.
The following areas are now available for community use:
- Downstairs lobby
- Downstairs washrooms (may be subject to short closures for additional work)
- Magnolia Room (programs + bookings)
- Mercado Room (programs + bookings + preschool)
- Marine Studio (programs + bookings)
Phase 2 (Anticipated Late May)
The next phase is expected to reopen in the last week of May and will include:
- Mahogany Banquet Hall
- Catering Kitchen
- Upstairs washrooms
Phase 3 (Anticipated Mid-June)
The final phase is expected to be complete around mid-June and will include:
- Gymnasium
- Gymnasium Equipment Room
These timelines remain subject to construction progress and final inspections. Confirmation will be shared closer to each anticipated reopening date.
Administration & Building Access
The MHOA Administrative team continues to operate from within the main office inside the Beach Club building, which is open daily from 9:00 a.m. to 10:00 p.m., unless otherwise specified. Please note:
- Some areas of the building remain closed due to ongoing construction
- The elevator remains out of service at this time
- Ramp access to the building is available via Gate 12.
- Construction fencing and adjusted pedestrian routes remain in place
- Signage is available on-site to help guide access around active construction zones

What's Next?
Restoration of the Mahogany Beach Club is progressing well, with full reopening now anticipated by mid-June, pending construction timelines and final inspections. Regular updates will continue to be shared as milestones are reached.

Skate Room Access
The Skate Room and washrooms (located inside the Skate Room) are open for MHOA member use via the Skate Room entrance. The Skate Room will not be accessible earlier on weekdays, as the space is used by Brightstars Preschool during school hours. The following access schedule remains in place:
- Weekdays: 3:30 p.m. to 10:00 p.m.
- Weekends: 9:00 a.m. to 10:00 p.m.
Temporary Trailer Offices Removed
With the main office now fully operational inside the building, the temporary trailer offices have been removed from the site. Thank you to our community for your patience and understanding while administrative services have operated out of these temporary accommodations.
Office Hours of Operation
Our Main Office (inside Beach Club building) is open daily from 9:00 a.m. to 10:00 p.m., unless otherwise specified. The West Beach Office is closed and is not providing administrative services.
Ongoing Repairs & What's Next
Restoration of the Mahogany Beach Club will continue to move forward in phases. Additional areas will reopen only once they have been fully repaired, inspected, and confirmed safe for use. Full restoration of all remaining spaces is still anticipated within the previously communicated timelines (~5 months), subject to construction progress and inspections.
