Encumbrance Fees

Each property (land title) in Mahogany has an annual encumbrance fee attached to it by law. The annual payment of this fee is necessary and a legal requirement to ensure the operations and maintenance of the Mahogany community’s shared amenities, such as the Main Beach Clubhouse facility and park space, West Beach, and lake, as well as other enhanced operation and maintenance programs outside of the beaches that the City do not undertake are taken care of. 

Encumbrance Fee increases/decreases are calculated annually by the Statistics Canada CPI index for Calgary. In September, the annual CPI index is used to determine the MHOA fees for the following year. 

Encumbrance notices are issued by email to the “primary” property owner and specified co-recipients the first week of November each year. These fees are due by January 1st and late payment and collection fees are applicable for any outstanding encumbrance fees (view Encumbrance Fee schedules Here). Residents do not have access to Mahogany Homeowners Association facilities if their Encumbrance fess are not in good standing. 

Encumbrance fee bills are available to download from your member account central.ivrnet.com/mahogany the first week in November each year, allowing 30 days notice prior to the annual Mahogany Homeowners Association fee deadline. The encumbrance fee bill notification is emailed to the primary homeowners. 

Pay by Online Bank Transfer

The Mahogany Homeowners Association now offers online bank transfers (bill payments) as a new way to pay Encumbrance Fees through your financial institution’s online banking system.

This option allows you to submit your payment directly from your bank account by adding MHOA as a bill payee.

Online bank transfers are processed by your bank and may take up to 3 business days to post. Please submit payments in advance of any deadlines.

Only Encumbrance Fees can be completed through the new online bank transfer system

  1. Log in to the ATB Personal app
  2. From the Overview screen, tap Move Money
  3. Tap Pay a Bill
  4. On the Pay a Bill screen, tap Add to add a new payee
  5. In the Payees tab, tap + Add Payee
  6. In the Search for Payees field, type the first three letters of the payee name (“Mahogany Homeowners Association“)
  7. Select the correct payee from the list
  8. Enter your account/reference number (Ivrnet Reference Number?)
  9. Tap Add
  10. You may be asked to verify your identity using two-factor authentication


ATB Online Web Banking — Add a New Payee

  1. Log in to ATB Personal
  2. From the Overview screen, click Move Money
  3. Click Bill Payments
  4. Click Add Payee
  5. In the Search for Payees field, type the first three letters of the payees name (“Mahogany Homeowners Association“)
  6. Select the correct payee from the list
  7. Enter your MHOA account/reference number (Ivrnet Reference Number?)
  8. A payee nickname will be applied automatically
  9. Click Add Payee
  10. You may be asked to verify your identity using two-factor authentication

  1. Log in to the ATB Personal App
  2. From the Overview screen, tap Move Money
  3. Tap Pay a Bill
  4. On the Pay a Bill screen, make sure the One-Time Payment tab is selected
  5. Select the account you want to pay from
  6. Select the payee you want to send payment to (“Mahogany Homeowners Association“)
  7. Enter the payment amount
  8. Leave the pay date (when) as is, or select a future date
  9. Tap Submit
  10. Review and verify the payment details
  11. Tap Pay Bill to complete the payment


ATB Online Web Banking — One-Time Payment

  1. Log in to ATB Personal
  2. From the Overview screen, click Move Money
  3. From the Move Money menu, click Bill Payments
  4. On the Bill Payments screen, ensure the One-Time Payment tab is selected

RBC Online Web Banking — One-Time Payment

  1. Sign in to RBC Online Banking
  2. On the Account Summary page, find Quick Payments & Transfers on the right-hand side
  3. Select the account you want to pay from
  4. Select the payee you want to send payment to (“Mahogany Homeowners Association“)
  5. Enter the payment amount
  6. Choose the payment date (leave the date as is to pay immediately, or select a future date)
  7. Ensure the frequency is set to Once for a one-time payment
  8. Review the details and follow the on-screen instructions to submit payment

TD Canada Trust customers can now pay Encumbrance Fees through online banking using bill payments.

  5. Select the Add (+) icon in the top-right corner of the screen
  6. Type “Mahogany Homeowners Association” in the Search for Payees field
  7. Select the “Mahogany Homeowners Association” payee
  8. In the Payee Account field, enter your Account Number from your Encumbrance Invoice (click here to see example)
  9. Select Continue at the bottom of the screen
  10. Review all information to ensure it is correct
  11. When your information is correct, select Add Payee

  1. Sign in to TD EasyWeb Online Banking
  2. Go to the Accounts page and select the Pay Bills button from the left-hand menu
  3. On the Pay Canadian Bills page, select Add Payee
  4. Type “Mahogany Homeowners Association” into the Payee Name field
  5. Select the “Mahogany Homeowners Association” payee
  6. In the Payee Account field, enter your Account Number from your Encumbrance Invoice (click here to see example)
  7. Select Next at the bottom of your screen
  8. Review all information to ensure it is correct
  9. Select Finish


TD Mobile App — One-Time Payment

  1. Open the TD Canada Trust mobile app
  2. Tap the Pay a Bill quick link
  3. Choose which payee you want to send money to
  4. Enter the amount you want to pay
  5. Choose the account you want to pay from
  6. Select the calendar to choose the date you want the bill to be received
  7. Tap Confirm
  8. Confirm your payment information
  9. Tap Send Payment


TD Online Web Banking — One-Time Payment

  1. Sign in to TD EasyWeb Online Banking
  2. Go to the Accounts page and select the Pay Bills button from the left-hand menu
  3. Find your payee on the Payment Center tab
  4. Confirm the account you want to pay from
  5. Enter the amount you want to pay
  6. Select the calendar to choose the date you want the bill to be received
  7. Select Make Payment to continue
  8. Confirm payment information and delivery date
  9. Choose Submit Payment

CIBC customers can now pay Encumbrance Fees through online banking using bill payments.

  7. Choose how you would like to receive your verification code
  8. Enter the verification code and select Continue
  9. Once the payee is added, you can proceed to make a payment

  1. Sign in to the CIBC Mobile Banking App
  2. Select Bill Payments
  3. Choose the account you want to pay from
  4. Select “Mahogany Homeowners Association” from your payee list

  6. Select Pay This Bill
  7. Review and confirm the payment details and date
  8. Your payment will be processed within 1-2 business days

  1. Sign in to the CIBC Online Banking
  2. Select Pay Bills
  3. Choose the account you want to pay from
  4. Select “Mahogany Homeowners Association” from your payee list
  5. Enter the payment amount
  6. Review and confirm the payment details and date
  7. Click Submit to make your payment
  8. Your payment will be processed within 1-2 business days

BMO is still in the process of setting up the MHOA as a registered online payee. We will notify you when BMO customers are able to pay their Encumbrance Fees through online banking using bill payments.
To Pay in Person

Payment by debit, cheque or credit (3% credit card processing fee applies), is available at the Mahogany Beach Club, 29 Masters Park SE during business hours, or outside business hours in the drop box to the left of the catering doors at the front of the main building. 

Cheques can be made payable to “Mahogany Homeowners Association” and can be mailed to the address below or dropped off at reception during business hours at the same address:

Please note that there is a charge for any NSF cheques processed by the MHOA.

Encumbrance fees can be paid online by credit card at central.ivrnet.com/mahogany or in person at the office. Please contact reception@mahoganyhoa.com or call at 403-453-1221 should you require any assistance with online payments. 

Please note, there will be an additional 3% credit card processing fee to pay by credit card. 

For Law Offices

For any Mahogany property sale please click here to download the Encumbrance Status Request form and email it to reception@mahoganyhoa.com to obtain the current HOA encumbrance status amount required to complete property sale contract. 

Every law office is required to complete the Encumbrance Status Request form to finalize any Mahogany property sale. 

What Your Fees Pay For

Mahogany Lake at 64 acres is Calgary’s largest lake and is surrounded by 21 acres of parkland. With 2 beach parks, there is plenty of room for everyone to relax and enjoy a game of beach volleyball, build sandcastles or rent one of the MHOA’s self-propelled watercraft and go for a paddle. Unwind beachside at one of our BBQ or fire pits, fish at our public docks, or just go for a leisurely stroll along our walking path. 

The Mahogany Homeowners Association (MHOA) facilities are for the use of Mahogany residents and their guests. It is the intent of the MHOA to maximize the enjoyment and safety of all members who use these facilities. 

Encumbrance fees are due on January 1st of every year and are payable to the “Mahogany Homeowners Association” or “MHOA”. Eligible residents that are in good standing of their Encumbrance fees and have provided valid proof of Mahogany Residency, as indicated in our “Regulations & Guidelines”, will be granted membership credentials, granting access to Mahogany Homeowners Association amenities. The MHOA is a not-for-profit organization that manages assets owned by your Homeowners Association for the benefit of you the homeowner. 

Encumbrance Fees Cover:

The Main Beach Clubhouse offers additional amenities including outdoor fitness equipment, a splash park, tennis courts, an outdoor hockey rink, and a summer skate park. The Clubhouse hosts a range of activities including educational and recreational programs, a variety of event rental spaces, a skate room, and a full-size gymnasium.
